We offer thoughtfully designed one-, two-, and three-bedroom apartment homes with open-concept layouts, modern finishes, walk-in closets, stainless steel appliances, granite countertops, and wood-style flooring. Select homes also include smart home features and spacious patios. 

Scheduling a tour is easy. You can request a tour online, give our leasing office a call, or stop by during office hours. We'll be happy to show you our available apartment homes and community amenities. 

Our community features a resort-style saltwater pool, a fitness center with fitness-on-demand classes, a yoga and cross-training studio, a cyber café and Starbucks coffee bar, outdoor grilling kitchens, a bike storage and repair station, a bocce ball court, an auto detailing center, controlled access, valet trash service, and optional garages. 

Yes, our community offers electric vehicle charging stations. 

Elevators are available at Portiva, so you won't have to brave flight upon flight of stairs with your hands full. 

Yes. We welcome both cats and dogs, as well as certain non-traditional pets such as domestic fish, turtles, gerbils, hamsters, hermit crabs, small domesticated birds, and non-poisonous frogs. We welcome up to two pets per apartment. 

There is no maximum weight limit, but some dog breeds are restricted unless they are approved assistance animals. Please contact our leasing office for the current list of breed restrictions and pet policy details. 

Our pet-friendly community includes a dedicated pet park, pet spa, and Doggie DNA program. 

Our community is conveniently located 10 miles away from Mayo Clinic Jacksonville, making Portiva an excellent choice for healthcare professionals and anyone who wants quick access to one of the area's leading medical centers. 

You'll be close to St. Johns Town Center, The Avenues, Costco, Publix, Target, and a variety of restaurants including Firebirds Wood Fired Grill, Chuy's, First Watch, and Mellow Mushroom. 

Yes. Jacksonville Beach is only about a 20-minute drive away, making it easy to enjoy beach days, waterfront dining, and coastal recreation. 

Our Jacksonville Southside location places you near major employers including Florida Blue, Deutsche Bank, Merrill Lynch, CSX, and Mayo Clinic Jacksonville. 

Portiva is located within the Duval County Public Schools district. Nova Southeastern University's Jacksonville Campus is also nearby. 

Our leasing office is open Monday through Friday from 10:00 a.m. to 6:00 p.m. and Saturday from 10:00 a.m. to 5:00 p.m. We are closed on Sundays.
